How to use
- Put the loan amount you are actually taking, not the property value.
- Type the yearly interest rate the bank showed you.
- Tenure is in months. 20 years means 240.
One example
A 5,00,000 loan at 9% for 60 months comes to about ₹10,379 EMI. Total interest sits near ₹1,22,741. That is the kind of split this box is for.
Common mistakes
- Putting years in the months box. 20 instead of 240 makes EMI look huge.
- Using processing fee inside the loan amount when the bank is adding it separately.
- Forgetting this EMI is before insurance add-ons some lenders push.
FAQs
- Is this the same EMI the bank will give?
- Close, but not always same. Banks may use daily reducing, extra charges, or a slightly different day-count. Treat this as a working estimate.
- Reducing balance or flat?
- This tool uses reducing balance, which is what most home and personal loans use.
- Can I add extra prepayment?
- Not in this box. Run a smaller principal if you already prepaid a chunk.
- Why is my first month EMI different?
- Some banks collect broken-period interest. The regular EMI starts after that.
