My cousin sent a builder quote from Nashik at 11 at night. Plot plus a small house, they said 5,00,000 loan will cover the gap. He only asked one thing. What is the monthly hit, roughly, before I walk into the branch.

I did not open a bank brochure. I opened the EMI Calculator on this site and typed the three boxes.

That is the whole method. No magic. You still wait for their sanction letter. This is an estimate, not an official figure.

What I put in the three boxes

Loan amount is 500000. I type 5,00,000 thinking, but the box wants the number without commas, so 500000 is fine.

Interest rate (yearly) is the messy one. Home loan rates move. I have seen quotes around 8.5, 9, 9.5. I dont pretend I know your bank's offer this week. I run a few.

Tenure is in months. That is the box people trip on. Twenty years is 240. Fifteen years is 180. Ten years is 120. If you put 20 in that box, EMI looks insane and you will call me saying the site is broken.

I put 240 first because that is what most first home talks sound like. Then I change it.

Hit Calculate. You get Monthly EMI, Principal, Total interest, Total payout, and Tenure written back as months.

worked example

Same 5 lakh, I changed only the rate

I kept principal at 5,00,000 and tenure at 240 months. Only the yearly rate box moved.

At 8 percent, EMI comes to about ₹4,182. Total interest sits near ₹5,03,728. You pay back around ₹10,03,728. Yes, interest alone is more than the loan if you stretch 20 years. That is how long tenures work. I still forget it every time I look.

At 8.5 percent, EMI is about ₹4,339. Interest near ₹5,41,388. Total payout near ₹10,41,388.

At 9 percent, EMI is about ₹4,499. Interest near ₹5,79,671. Total near ₹10,79,671.

At 9.5 percent, EMI is about ₹4,661. Interest near ₹6,18,557. Total near ₹11,18,557.

At 10 percent, EMI is about ₹4,825. Interest near ₹6,58,026. Total near ₹11,58,026.

Look at the EMI jump from 8 to 10. It is roughly ₹643 a month on this small loan. Not a house-breaking number. The interest gap over 20 years is about ₹1,54,000. That one hurts more when you sit with it.

My cousin said 4,500 is fine, 4,800 is tight because his rent is still there till he shifts. That is the real use of this page. You are checking if the month still closes.

Bank pdf can sit fifty or hundred rupees away. Reducing balance day count, first broken period, they do their own thing. I wrote about that separately in why bank EMI and this calculator dont match. Dont fight the tool over ₹80.

Why 20 years looks cheap and is not

I then locked rate at 9 percent and only changed Tenure.

10 years, 120 months. EMI about ₹6,334. Interest about ₹2,60,055. Total about ₹7,60,055.

15 years, 180 months. EMI about ₹5,071. Interest about ₹4,12,840. Total about ₹9,12,840.

20 years, 240 months. EMI about ₹4,499. Interest about ₹5,79,671. Total about ₹10,79,671.

25 years, 300 months. EMI about ₹4,196. Interest about ₹7,58,795. Total about ₹12,58,795.

See the trick the branch guy uses. He slides years up, EMI drops, you relax. From 15 to 20 years the monthly number falls by about ₹572. Nice for a 40k salary month. Total interest climbs by about ₹1,66,831. You paid for that comfort.

From 20 to 25, EMI only drops about ₹303. Interest jumps another ₹1,79,124. I dont like that trade unless the EMI is actually breaking the house budget.

5 lakh is a small home loan by city standards. The same pattern is louder on 20 lakh or 30 lakh. I have a longer write-up on 20 year loan vs 15 year loan if you are deciding years, not just 5 lakh.

One more thing. Some people put 20 in Tenure because the label says Tenure and their brain says years. Then they see EMI of tens of thousands on 5 lakh and panic. The suffix on this site says months. Read it once.

Processing fee and the extra stuff they add

This calculator does not have a processing fee box. I keep it that way in my head too.

If the bank takes 0.5 percent plus GST on 5,00,000, that is a few thousand at start. Sometimes they add it into the loan. Sometimes they deduct from disbursal. EMI then is on 5,00,000 or on 5,03,000, depending how they book it.

Insurance add-on is the other one. A guy in my office came back with EMI 400 higher than my sheet. They had bundled a policy. The loan amount on paper was still 5 lakh. The EMI was not only interest plus principal.

So when you fill Loan amount, put the amount that will actually sit as principal. Not the property value. Not the down payment. Property can be 18 lakh, your loan is still 5 lakh if that is what you are taking.

I also dont put stamp duty inside Loan amount unless you are financing that too. Mix those and you will plan a month that never existed.

Rate you type should be the yearly rate they quoted for this product. Not the savings account rate. Not a personal loan rate from a banner. Home loan and personal loan are different animals. Personal loan on 5 lakh for 3 years is a much fatter EMI. Wrong rate box, wrong life.

If your rate is floating, the EMI you see today is for today's rate. Six months later repo moves and the number can shift. I ran that as its own post, if interest rate goes up 0.5 percent. Same principal, two Calculate clicks.

Mistakes I keep seeing on this 5 lakh question

First mistake, years in the months box. I said it already. I will say it again because my cousin did it twice.

Second, using 8 percent because a friend got 8 percent in 2021. Your offer is your offer. Run 8.5, 9, 9.5 and live with a range.

Third, thinking EMI is the only outflow. Property tax, society, a water pump, a small furniture EMI. The calculator cannot see those. I subtract them in my head after I see Monthly EMI.

Fourth, comparing this number with a flat-rate personal loan screenshot. This tool is reducing balance. Most home loans are that style. Flat rate looks lower till you compute total interest. Dont mix the two screenshots in one argument.

Fifth, expecting the first month to match. Some banks collect broken-period interest from disbursal date to the EMI start date. Regular EMI starts after that. The schedule on their portal will have a odd first line. Ours will not.

Sixth, adding prepayment in your head but not changing principal. If you already paid 50,000 extra, put 4,50,000 in Loan amount and run again. There is no prepayment slider here.

I still use this page before I talk to a loan desk. 5 lakh at 9 percent for 20 years is about ₹4,499 EMI. I can hold that number while they talk processing and insurance. If they say 5,200, I ask what they added. That is the only reason I keep this calculator bookmarked.

You can change Tenure to 180 if you want the interest down and you can take ₹5,071. Or 120 if you can take ₹6,334 and finish in 10 years. I cannot pick that for you. Salary, rent, and how long you want this hanging, those are your call.
